Host terms

These are the extra terms that apply if you list a property on Bnbdaddy. They sit on top of our main terms of service and our privacy policy, and where they disagree with the main terms about listing a property, these host terms apply. Please read the section about other platforms carefully — it is the one most likely to cost you money if you skip it.

Who you are agreeing with

A rename of the site is planned but not yet decided. If the name changes, the company behind it does not, and these terms carry on applying.

What Bnbdaddy does, and what it does not do

We run a directory of holiday rentals, villas and homestays. Anyone can browse every listing free and without an account: photos, description, location, amenities, price and availability.

A guest pays us a one-off fee to unlock the contact details on one listing — phone, WhatsApp, email and address. The fee is currently Rs 799 per listing, charged in Indian rupees, paid by direct transfer to us and confirmed by hand before the details are released. That is the only thing anybody pays us. Reviews are free to write.

That is the whole of our involvement. In particular:

  • We are not a booking platform. Nothing here reserves, holds or guarantees a stay, a date or a price.
  • We take no commission on what you earn.
  • Any booking you agree is a direct contract between you and the guest, made outside this service. We are not a party to it and we do not handle the money for it.
  • We do not check your listing before it goes live. It publishes unchecked, and we tell guests plainly that we have not checked it.
  • Verification is separate, optional and after the fact. If you take part, we confirm you are real and control the property — using your own booking dashboard, a video walk-through you record, and an identity check run by a specialist provider — and your listing then carries a “Verified by Bnbdaddy” badge. Nobody visits the property, and the badge says nothing about its condition. You can be listed without ever being verified; that is the normal case.
  • If you are verified, we keep a record of it, including the evidence you send us. That record is internal, is never shown to guests, and is not shown to you either. We hold no identity document, passport or facial scan at any point — those stay with the provider, and we receive only their reference and a pass or fail. We can remove a badge at any time, including if what we checked stops being true.

Your listing has to be true

A guest pays real money on the strength of what you have written, before they can even speak to you. So the listing must describe the property they would actually arrive at.

  • Amenities, capacity, number of bedrooms and price must be accurate.
  • Every photo must be of that property. Not a similar one, not a neighbouring unit, not a stock image.
  • The location must be the real location.
  • One listing per property. Do not create duplicates of the same place.
  • Do not list a property you cannot actually offer.
  • Keep it current. If something closes, breaks or changes, change the listing.

When you publish, we use Anthropic once to generate a search-engine description and a set of FAQs from the facts in your own listing. Nothing personal about guests is sent. If the facts you entered are wrong, that generated text will repeat the error to everyone searching. Read it after you publish.

You must have the right to list, and the right to publish those numbers

By publishing a listing you are telling us, and we are relying on it, that:

  • You own the property or are otherwise entitled to offer it to guests.
  • The photos and text are yours to use, or you have permission to use them.
  • Every contact detail you enter is yours to publish — the phone number, the WhatsApp number, the email address and the address itself.

That last point matters more than it looks. If you enter a caretaker's, a co-owner's, a relative's or a neighbour's number, you are publishing someone else's personal information to paying strangers. Only enter a number if it is yours or the person it belongs to has agreed to it being shared this way.

You give us permission to store your listing content and to show it, and to release the contact details to any guest who pays to unlock that listing.

Once a guest has unlocked your listing, they have your details. We cannot take that back. If you later change or remove the details on the listing, that changes what future guests see, not what past ones already have.

If someone tells us that content or a number on your listing was not yours to publish, we may take the listing down while we look into it.

If the guest first found you on another platform, read this

This is the clause we most want you to actually read.

Many hosts also list on Airbnb, Booking.com and similar platforms. Those platforms have their own terms, and those terms usually say something about taking a guest off-platform to book directly.

If a guest first found you somewhere else, and you point that guest to Bnbdaddy to get your contact details or to deal with you directly, you may be breaching that platform's terms.

  • That is entirely your decision and entirely your risk.
  • We do not encourage it. We do not ask you to do it, and nothing on this site should be read as advice to do it.
  • We do not monitor it. We have no way of knowing where a guest first found you, and we do not try to find out.
  • If doing it costs you your account, your listings, your accumulated reviews, your payouts or your future earnings on that platform, that is a matter between you and them. We accept no liability for any of it, and we cannot help you get any of it back.

Read the other platform's terms before you do anything of the kind, and take your own advice if you are unsure.

To be clear about what we are not saying: listing the same property in more than one place is normal and nothing here discourages it. The risk we are describing is specifically about redirecting a guest who came to you through another platform.

Your calendar

The availability shown on your listing is imported from your own calendar. We do not check it, we cannot correct it, and it may be out of date. We tell guests that too.

Stale availability is the fastest way to make a guest angry. Someone pays Rs 799 to unlock your details, messages you about dates the calendar showed as free, and finds they were booked weeks ago. They have paid for nothing useful, and they will come to us for their money back. We would rather that did not keep happening to your listing.

  • Keep the calendar you sync accurate.
  • If you stop taking bookings for a while, unpublish the listing rather than leaving a misleading calendar up.
  • Repeated complaints about availability that was never real are grounds for suspension.

Reviews, and why you cannot get one taken down

Only a guest who has paid to unlock your listing can review it. Writing the review costs them nothing, and costs you nothing.

That payment buys the opportunity to write one review. It has never bought a favourable one, and we do not promise anyone an outcome — not the guest, and not you.

  • Reviews publish immediately. There is no approval step, and we do not see them before they go up.
  • You cannot edit, hide or remove a review of your property.
  • We will not remove a review because you ask us to. Not for a first-time host, not for a review you think is unfair, not in exchange for anything.
  • The person who wrote a review can correct their own words for 24 hours after posting. After that it locks for everyone, including them.
  • Reviews show the author's first name only.

You can send a guest a link inviting them to review, from your listing's reviews page. It is free. It gives you no influence at all: you will not see the review before it publishes, and you cannot change, hide or remove it afterwards — including one you asked for. Anyone who unlocked your listing can review it whether or not you send them the link.

If you believe a review breaks the law rather than simply being unwelcome, write to admin@bnbdaddy.com with the specifics and we will consider our own legal obligations. Disagreeing with a review is not a legal problem, and we will not treat it as one.

When we suspend or remove a listing

We may unpublish a listing, or suspend a host account, if:

  • The listing is materially inaccurate — wrong capacity, wrong bedrooms, wrong price, wrong place.
  • The photos are not of that property.
  • The same property is listed more than once.
  • Contact details were published that were not yours to publish.
  • The listing is fraudulent, or offers a property you cannot actually provide.
  • Guests repeatedly report availability that was never real.
  • You try to manipulate reviews, including by pressuring a guest over one.

Where the problem looks fixable, we will normally email the address on your account, say what is wrong and give you a chance to fix it. Where a listing looks fraudulent, we may take it down immediately and without notice. We may also decline to publish a listing in the first place.

Tax on your rental income is yours

You are responsible for your own tax on what you earn from your property, and for any registration, invoicing or filing obligations that apply to you. That includes income tax and GST if it applies to you.

We take no commission. We never handle the money for a stay — the guest pays you directly, outside Bnbdaddy. So we do not collect, withhold, report or account for your rental income, and we cannot give you any statement about it.

The only money we handle is what a guest pays us for an unlock. That is our revenue, under our GSTIN 06AALCN0304L1ZK, and it is separate from yours. We charge you nothing, for reviews or for anything else.

We are not tax advisers. If you are unsure where you stand, ask an accountant.

What we do with your information

We hold your account details, your listing content and photos, and the property contact details you choose to publish behind the paywall — phone, WhatsApp, email and full address.

We use a small number of service providers to run the site: Supabase for the database, accounts and file storage, hosted on AWS; Resend for transactional email; Vercel for hosting and for analytics that set no cookies and identify nobody; Anthropic for the one-time listing description and FAQs; and Sentry for error reports where it is enabled, configured not to send personal data. Payments are received directly into an Indian bank account with no third-party processor involved, and no card details ever reach us.

If you close your account, your login, name and email are destroyed. Payment and accounting records are kept as Indian law requires — eight years under the Companies Act and six years under GST rules — and reviews stay up, with the person detached from them and no longer identifiable.

What we are responsible for, and what we are not

We run a directory and we say openly that we do not check what is in it. So we make no promises to guests about your property, and equally we make no promises to you.

  • We do not guarantee that any guest will contact you, that any booking will result, or that you will earn anything at all.
  • We do not guarantee the site will always be available or error-free.
  • We are not responsible for what a guest does, says, pays or fails to pay, or for anything that happens during a stay.
  • We are not responsible for what happens to your account or earnings on any other platform. See the other-platform section above.

Where we are liable to you, our liability is capped at the total amount you have paid us in connection with your listing in the twelve months before the claim. We would rather say this plainly than bury it: many hosts pay us nothing, and for them that cap is nil. This clause protects us, and it is the trade-off for a service that takes no commission from you.

We do not exclude liability for fraud, and we do not exclude anything Indian law does not allow us to exclude. Rights you have under Indian consumer law that cannot be signed away are not affected by anything on this page.

If a claim is brought against us because your listing was inaccurate, or because you published photos or contact details you had no right to publish, you agree to cover our reasonable losses and costs from it. This clause also protects us, and it exists because we are relying on your word about your own property.

Changes, law and how to reach us

We may change these terms. The current version is always on this page. If we change something that materially affects hosts, we will say so here.

These terms are governed by Indian law, and the courts at Gurugram, Haryana will deal with disputes. If the law gives you a right to bring a claim somewhere else that you cannot contract out of, this clause does not take that away.
