A unique experience to live in a 9-acre private retreat - a nature & art lover's paradise - located in Chattarpur, 30 minutes away from Vasant Kunj & Gurgaon.The property in total has 10 bedrooms, out of which 8 rooms are around the pool and 2 rooms are located a few meters away. The property has a bohemian theme and has many insta-worthy patio's and gazebo's.The property is an ideal place for stay-cations, leisure escapes, photo-shoots & corporate retreats.Please read below for more info.The spaceOur home is a boutique property with an eclectic and bohemian vibe. The architecture is inspired by a modern contemporary style.~Property Layout~* Property is part of a 9-acre private estate * The main area consists of a 3 BHK cottage with tea lounge, and 5 independent suites located around a decked swimming pool area.* Two additional suite's called the Forest and Sufiyana are also located within the compound but are 100 mts away from the 8 bedrooms and pool area. * The property is listed as 8 bedrooms only, and not 10 bedrooms and these additional two suite's can be added as extra rooms once the booking for 8 rooms has been made.* The 3 BHK Cottage comprises of 3 artistic bedrooms with attached / en-suite bathrooms* A rose themed tea lounge is part of the 3 BHK Cottage* 5 eclectic independent suite's / bedrooms with attached / en-suite bathrooms have been created next to the swimming pool. Each suite / bedroom has a separate entrance from the pool deck area.* Two suites/ bedrooms (The Forest and Sufiyana) are located about 100 Mts away from the Main villa and other rooms within the farm retreat. These are 2 independent rooms with attached bathrooms and have recently been made for additional guests - especially for larger groups.* The entry into the property adorns a years old Banyan Tree with long roots, which give our property its unique name "The Root Tree Retreat".* A lavish party lounge that doubles up as the dining area is located next to the swimming pool for our guests to enjoy a beautiful vibe while having fun* We have 2 kitchens. There is a pure Veg-only kitchen (main kitchen) and there is a smaller non-veg kitchen. Making eggs/meat in the veg-only kitchen is not permitted. Kitchen access is not available to guests for self cooking. Only our team will be allowed to cook there.~Unique features~* The vibe, the landscape, the patio and the swimming pool are unique features of our property* Our property is adorned with unique sculptures at many places and artwork collected from various places in the world. These items are for show only, and we expect our guests not to touch them, as the items are priceless and irreplaceable. ~Best suited for~* Family escapes and staycations* Corporate retreats & stays* Wedding stays & intimate celebrations* Private small gatherings & parties* Photoshoots & Film shoots~Meals & Dining~* Pure Veg breakfast is provided complimentary on request at check-in. Eggs/meats cannot be added as our property staff does not touch non-vegetarian items. * Chef services are available from our meal partners M'creme & Garniche at an extra cost. We will introduce you to our meal partners after the booking is confirmed to customize your menu. They can do both veg & non-veg catering. We recommend M'creme for Indian + Continental and Garniche for Indian. * Deliveries are easily possible through Zomato / Swiggy ~Extra Staying / Visiting Guest Charges~A maximum of 16 Adults (in 8 bedrooms) + 8 kids (below 12 years on floor mattresses) can be accommodated at the property. Up to 16 guests can be booked via Airbnb (as per platform restrictions), and for additional guests, a charge of Rs. 3500 per guest is payable at the property as an extra guest charge. ~Visitors~For gatherings of up to 50 guests (including staying guests), an additional charge of ₹50,000 + taxes applies.~Hosting Events/ Gatherings~*Our farmhouse can be booked for private celebrations, birthday parties, family affairs, corporate retreats, pre/post-wedding ceremonies, pool parties, etc. which are over 75 guests. * The venue rental for hosting a party/gathering (above 75 guests) is different from a residential stay rental quoted here. * Parties/events of up to 150 guests are permitted in the poolside area only. An additional Rs. 2.25 Lacs is charged as venue rental towards hosting events in the poolside area. If the gathering size is expected to exceed 150 guests the badminton court area can be added at an additional charge of Rs. 1.25 Lacs. Clubbed together these areas can take up to 250 guests.* Parties/events greater than 250 guests can be accommodated on the front lawn, which is chargeable at Rs. 4 Lacs for gatherings of up to 350 guests, and Rs. 5 Lacs for larger gatherings.* These mentioned charges are in addition to the room rental mentioned here* DJ timings are up to 10 PM as per Delhi laws* DJ for after party (after 10 PM) can only be permitted in the poolside lounge for a maximum of 30 - 40 guests. The music will have to be kept at a respectable volume. Administrative charges will be payable for getting this organized* If the property is being booked for a series of events, these charges will be applied daily based on the venue rented per day. * If the property is required early morning / late at night for decoration arrangement purposes, 50% of the event venue rental will be charged in addition to keeping the property vacant for your arrangements.* We can help you with decor arrangements & catering arrangements to give you a one-stop solution for your event. ~Recreation~* The swimming pool is unique and beautiful (40 Ft Length X 20 Ft Width X 5 Ft Depth) with a deck all around* A Music System has been provided in the party lounge. Our music system is not battery compatible and cannot be carried out of the party lounge. For our guests to enjoy music around the pool area, we recommend carrying a battery-operated dock (not provided by us)* Barbecue apparatus is available for our guests to use. Guests are welcome to bring their coal and use the apparatus free of any charge. If coal is to be provided by us, the same is chargeable at ₹ 1000 per usage. * Bonfire can be provided in winter (in outdoor areas only) and is chargeable at ₹ 1500 per bonfire (for 3 hours).~Swimming Pool Rules~* Jumping in the pool at any end is strictly prohibited (For safety reasons)* Parties are permitted in the swimming pool area; however, only disposable/plastic glasses are allowed in the pool area. Beer bottles/glassware is strictly prohibited in the pool area (Beer cans / Disposable / Plastic glassware is allowed)* Non-swimmers and kids (unattended) are not allowed to enter our pool area * Our guests are solely and explicitly liable for using the pool at their own risk * Any mishap/accident in the pool shall have no responsibility, explicit or implied on the host, its associates, the owners of the property or any / of the workers at the property* Non-compliance with swimming pool rules will not be tolerated and will lead to immediate cancellation of the booking with no refund. Any guest found jumping in the pool / carrying beer bottles/glasses to the pool area will be fined Rs. 25,000 for noncompliance (This is for the safety of guests).* Guests will be asked to sign a liability disclaimer before entering the swimming pool* Pets are strictly not allowed in and around the pool area~Amenities~* Kitchen has most required utensils and appliances like microwave, baking oven, gas stove, refrigerator, RO water purifier, toaster, cutlery and crockery * The property is air conditioned (for summer months) and heated (for winters) through split air conditioners/halogen heaters/heat convectors* We have a Wi-Fi network within the indoor areas of the property and works very well. * All bathrooms have storage water heaters for the hot water supply* The property has 100% power backup* Fresh clean Linen is provided at every check-in. Pool towels can be requested. * Housekeeping is provided daily between 10 AM - 12 PM* Our caretakers are there for housekeeping and do not help to serve food/help with drinks. If service is required, we can arrange service stewards at an additional charge of ₹ 1,000 (for 6 hours of service) per steward. ~Prior intimation is required for arranging service staff.~Rental Exclusions / Extra chargeable~* Extra Linen change is chargeable as ₹500 per bed * Extra towels/towel change can be provided at ₹50 per towel * Pet charges of ₹2000 will be applicable, if any towards one one-time cleaning fee.~Electricity Conservation~We expect our guests to be sensitive and not to waste electricity by leaving every appliance on - unattended, as it wastes electricity (which is already scarce in the country) and also poses a safety risk due to short-circuiting/overheating of appliances. Please turn on the air-conditioning when you are in the indoor areas and turn it off when you are going to be in the pool for a few hours. This will help us save the planet and stay green.~Security~The property is fully secured by a boundary and the entry gates are only opened by our staff/guards for our guests. *Airbnb policy does not permit us to share contact details before a confirmed booking, hence please use the designated messenger if you have any queries before booking.Please do not ask us for our contact details or send us your contact details on this messenger as the same will be blocked by Airbnb. You can make a booking for the number of guests, and the communication channel will open after the booking. After making the booking, if you find any discrepancy in the listing details and the property in real, we will allow free cancellation, within 48 hours of such booking. *Early Check-in / Late Check-out cannot be provided, as our property is usually booked back-to-back. Please note: We have to be punctual with our timings as we need sufficient time to clean, reset and sanitize the space for our next guests. Each guest is important to us and one guest's delay will lead to another guest's experience being compromised. So, we request you to please adhere to the timings. Please do not mind repeated reminders by us starting 45 minutes before your checkout time as we understand it takes time to pack.Guest accessGuests will have access to the Root Tree Retreat area - when booked for up to 12 guests. If the booking is for 8 guests - then guests will only be given access to 4 bedrooms. If the booking is for 12 guests, then access will be given to 6 bedrooms. If the booking is for an event/gathering - the allocation of rooms will be as per the number of staying guests that have been booked.Guests will have access to The Forest & Sufiyana bedrooms only if the booking is for 12-16 adults where these additional rooms have been specifically requested.Access to kitchen is not permitted for guests.The property is part of a 9-acre private estate. Root Tree compound is approx. 2 acres. The rest of the area is the personal area of the owners. The guests are only permitted in designated areas.Other things to note1. The farmhouse has a total sleeping capacity of 16 adults and 8 kids2. The minimum price to book the villa remains the same for 1-8 guests. After 8 guests, extra person charges apply (for 5th, 6th, 7th and 8th bedrooms). 3. If you are coming with a Nanny, they can only be accommodated on the floor mattress (instead of kids on the mattress). We do not have any more arrangements. 4. If BONFIRE is required for a longer time, an additional ₹ 1000 will be charged for the next 3 hours. If the state government applies a ban on bonfires (in pollution months), bonfires will not be allowed.
